U.S. Foreclosures Hit Six-Year High in Q1 2026 as Costs Rise

A recent analysis of the U.S. housing market, as discussed by Sothebys International Realty broker Jenna Stauffer on the program Making Money, points to a notable shift in buyer behavior amid rising costs.

Foreclosures during the first quarter of this year reached their highest level in six years. According to a report from The Wall Street Journal citing data from Attom, the number of U.S. properties with a foreclosure filing increased by 26% compared to the same period last year, totaling nearly 119,000. This figure is the highest recorded since the first quarter of 2020, a period when mortgage relief measures related to the COVID-19 pandemic caused a sharp drop in foreclosures.

Analysts have indicated that the current foreclosure rate is more a return to levels considered normal before the pandemic, rather than a sign of widespread borrower distress. However, the Journal’s report noted that even homeowners with low mortgage rates are facing increased spending on home insurance, property taxes, and homeowners association dues.

Data from Insurify showed that the average annual homeowners insurance bill rose to $2,948 in 2025, a 12% increase from 2024. Attom data also revealed that average property tax burdens climbed by 3% to $4,427. Homeowners who purchased property in the last few years at higher mortgage rates may be in a more precarious position, particularly in areas where home values have declined, potentially leaving some owners underwater.

Those facing financial distress and the risk of foreclosure have fewer relief options than were available during the pandemic, as many pandemic-era programs have ended. The Federal Housing Administration announced in October that homeowners are now limited to measures like loan modification to avoid foreclosure only once every 24 months.

Separate data from Realtor.com showed that the average monthly payment for all outstanding mortgages reached a new high at the end of last year, rising to $2,005 in the fourth quarter.
